All the Franchise: Can you introduce yourself and tell us about the Déclic Immo brand?

François Renaud: I am the co-founder of Déclic Immo. Coming from an engineering school and then a double degree in business school, my experience for 12 years now is based on real estate, entrepreneurship and franchising.

Déclic Immo is a simple concept, at the crossroads of "classic" real estate agencies and networks of agents. We are a new player in the real estate market with the ambition of satisfying our customers, on the one hand, and our franchisees and their advisors, on the other.

Déclic Immo was born from my association with Bruno Ragot (co-founder) and from the combination of our experiences. From a small neighborhood agency, we grew and grew to build, in 2016, what was to become the first Déclic Immo center. Déclic Immo a therefore our baby born of a gestation not of 9 months but 9 years...

Why did you choose development under a brand license?

It is the easiest and fastest way to deploy a brand nationally or internationally. But we have also chosen to develop as a network of independents for the human side and the desire to have, through the franchisees, another look at the brand, to feed on the experiences of each to constitute together a circle and network. virtuous.

Who is your competition and how do you stand out against it?

We have few or no direct competitors. In principle, we are approaching existing brands with a much higher investment cost. Our fundamental difference lies in departmental exclusivity so that our franchisees have all the latitude of a department to develop and sustain their activity.

The choice of locating the franchise in a department also allows all the advisers to be able, over a day, to plan a round trip to the center without difficulty.

Where are you in your development?

We closed 2020 with four centers open. We have three departments reserved with a concretization this first quarter of 2021 as well as about twenty applications in study.

We take the time to select our candidates qualitatively, in fact we will never have more than 100 franchisees (96 departments in mainland France and 4 overseas departments). Déclic Immo is and will remain a network on a human scale and for that we have no room for error.

We therefore plan to open around twenty new Déclic Immo centers in 2021.

What profile are you looking for in your candidates?

We are looking for profiles with a real entrepreneurial spirit. It's about undertaking, building and sustaining your business so, yes, the entrepreneurial side is undeniable. As for the qualities, we could cite many, but the most important would undoubtedly be the sense of interpersonal skills, in particular for the large managerial part that the role of boss of a real estate center assumes and, on the other hand, because it is also near or far in connection with customers in the context of real estate activity.

But the diversity of profiles of our candidates proves today that there is no typical profile, just a good mix of skills, experience and desire to do well...

What is a candidate's journey from initial contact to opening? How is he accompanied?

Following our first fundraising, which allowed us to structure ourselves further, we recruited Perrine Leraisnable as recruitment manager. It is she who accompanies our candidates from the first contact. When the project is validated with Perrine, we meet the candidates by inviting them to the first departmental center opened in La Rochelle (when the sanitary conditions allow it, a lunch on the old port is essential). This interview allows you to get to know each other better and to discover, through a center, the entire Déclic Immo universe.

At the end of this interview, if the project is validated by both parties, we launch the administrative procedures, namely: delivery of the DIP (in person or by electronic signature), signature of the franchise contract, creation of the companies, organization of initial training. Then, we offer à la carte support with the possibility of assisting the candidate in the search for funding, the search and validation of their premises, etc.

The digital part and the creation of all the accesses is also carried out by us so that the franchisee can fully devote himself to the launch of his activity with functional tools as soon as it opens.

Finally, after the initial training and the opening of the center, Perrine intervenes again to help and accompany the franchisees to recruit their team of advisors.

How is the training going?

We offer, even before signing the franchise contract, immersion in one of our centers for one day.

The initial training lasts three weeks in the centre. This is a theoretical training where we address all the subjects ranging from the profession of real estate agent to recruitment through the organization of a Déclic Immo center.

Different speakers specialized in their fields follow one another and provide this training.

We support our franchisees for a week when their center opens.

We also remain attentive to our candidates and know how to adapt our training if necessary, especially for real estate agents already in place and wishing to breathe new life into their career.

Finally, continuing education sessions complete the curriculum of our franchisees and their teams.

What tools and services do you provide to your franchisees?

In terms of management, everything is centralized, particularly for advertiser and service provider contracts. These contracts are all managed by the group and, where applicable, re-invoiced to the franchisees. There is no management or paperwork for the franchisee.

We also have an accounting tool as well as an assistant who supports and manages part of the centres' accounts.

We have recruited Clémence Deilhes as a brand manager who ensures the influence of the brand and guides the franchisees in communication (print, digital, social networks, etc.).

A dedicated purchasing center allows franchisees to access all Declic Immo products in a few clicks (print, panels, POS, goodies, textiles and others, etc.)

Finally, a battery of digital tools (business software, expertise software, financial service, collaborative compromise platform, mini-website, etc.) completes the daily support of our franchisees.

How is the animation of the network going?

We are in regular contact with our franchisees and remain at their disposal. As I said previously, our development by departmental centers limits the total number of franchisees to 100. This human size, almost family, allows us to be closer to them. Continuing education, center openings, information meetings are all opportunities to meet us.

Finally, each year a seminar bringing together the entire network is organized, an opportunity to celebrate Déclic Immo and also to award the prizes for the national challenge. The 2021 seminar is highly anticipated, a car will be offered to the winner of the annual challenge.

Are franchisees involved in the development of your brand?

They are obviously involved because they are the ones who tell us the reality on the ground, even if we still have the opportunity and the chance to manage our first center in Charente-Maritime and to keep one foot in this reality. Their feedback is valuable and we try to adapt as much as possible to the requirements of the field, to provide solutions, to be innovative in the way of working. Meetings and consultations are also organized for the same purpose.
